We keep residential remodels closer to home so the same project manager can be on site regularly rather than driving across the metro.
It depends entirely on the parcel. Property inside Houston permits through the City of Houston Permitting Center, suburban cities run their own building departments, and unincorporated property goes through the county with fire-marshal review on commercial occupancies. Utility and management districts can add requirements on top. We establish the governing authority before pricing rather than assuming.
It means one contract and one accountable team across design, mechanical, electrical, plumbing, and permits. Most contractors do commercial or residential and subcontract the permit chase and the MEP coordination out, which leaves the owner reconciling three schedules. We coordinate those in-house and put a named project manager on the job so there is one person who owns the answer.
Yes. Alongside tenant buildouts we act as owner's rep and construction manager for owners, investors, and brokers on projects we did not build — reviewing scope, leveling bids, and holding the schedule. That is a separate engagement from being your general contractor, and we are explicit about which role we are in.
